November 2025 Union County Real Estate Market Update

As we head deeper into the holiday season, the Union County November 2025 housing market is showing the typical seasonal slowdown in activity, but not a slowdown in pricing strength. Fewer new listings always mean fewer overall sales in November, yet the homes that did sell performed exceptionally well.

November 2025 Housing Market Snapshot

  • Homes Sold: 238
    Down 18% from October, which is typical for this time of year.

  • New Listings: 253
    Up 12% compared to last November, but down 28% from October.

  • Average Sales Price: $863,414
    Up 14% month over month and 17% year over year.

  • Sale-to-List Price Ratio: 104%
    Homes are still selling over list price, with some properties closing more than 30% above asking.

The six most notable home sales in Union County this month sold for an average of 30% over list price and went under contract in just 15 days. Across the county as a whole, the average days on market was only 32 days, reinforcing how competitive the market remains for well-priced, move-in-ready homes.

What to Expect for the Rest of the Year

Based on trends from the past several years:

  • New listings typically drop more than 40% from November to December.

  • Activity rebounds quickly in January and continues to build into the spring market.

  • Home prices usually remain relatively flat through December and January.

  • New listings tend to move quickly, while older listings often reduce price to attract buyers.

  • Some sellers temporarily pull homes off the market during the holidays.
