Union County Housing Market Trends: August 2025 Recap & Fall Predictions

As summer winds down and everyone gets back into their routines, I’ve been taking a close look at how the Union County housing market performed in August—and what we might expect this fall. Whether you’re buying or selling, there are some important takeaways to keep in mind.

The average sales price in August was $867,626, flat compared to July and 2% higher than last August. While that’s softer than the year-to-date trend of +11%, prices remain on an upward track—up 14% compared to two years ago.

Are Homes Still Selling Over Asking in Union County?

Yes—competition remains strong. Homes sold for an average of 104.47% of list price and went under contract in just 26 days. In Central Union County (Westfield, Cranford, Scotch Plains/Fanwood, Mountainside), 76% of homes sold over asking, averaging 109% of list. Some even closed as high as 30% above list price.

Union County Real Estate Inventory and Supply Trends

Inventory is still tight, even with more homes on the market. There were 507 active listings in August—a 32% increase compared to last year, but still well below historic averages. New listings were the lowest since March, yet 14% higher than last August. With just 1.5 months of supply, conditions continue to favor sellers, though buyers will notice more options than they had a year ago.

Fall 2025 Real Estate Forecast for Union County NJ

Early fall often brings a bump in new listings before activity slows down for the holidays. That makes this season an appealing time for both sides of the market:

  • Sellers can take advantage of low supply and motivated buyers.

  • Buyers may see fresh options hit the market and face slightly less competition than in the spring.
