Union County Fall Housing Market Update 2025: Prices Up, Listings Increasing, and Buyer Activity Steady

September and October wrapped up another strong stretch for the Union County fall housing market. Prices have come down a bit since summer but are still higher than last year. Homes are selling quickly, often over list price, and buyers are staying active.

Mortgage rates also dropped this fall, which has helped fuel continued demand and likely been the trigger for a surge in new listings.

    • September: $801,684 (+6.8% year-over-year)

    • October: $751,371 (+4.8% year-over-year)
      Prices remain above last year’s levels despite the expected seasonal dip from summer highs.

  • Days on Market: 26–31 days — properties are continuing to move quickly.

What to Expect Heading into the Holidays

Although many people assume the real estate market slows to a crawl during the holidays, the data tells a different story. Over the past two years, average prices in Union County have actually increased from October through December. This is largely due to limited supply and pent-up buyer demand for new options.

There will likely be fewer new listings in November and December, but well-priced homes should continue to move quickly. Lower rates and ongoing demand are helping offset low inventory.  I’ll be watching closely.

Union County Fall Housing Highlights By-Town

Many Union County towns have posted double-digit growth in average home sale prices this year, with the strongest gains coming out of Fanwood and Mountainside, both up 18% year-to-date. Cranford, Scotch Plains, and Summit have also seen impressive double-digit increases compared to 2024.

For October specifically, most towns settled into single-digit year-over-year growth — a typical seasonal pattern — but Mountainside continues to stand out, with the average home sale price up 26% from last October.
